令和8年地価調査結果Reiwa 8 Land Price Survey Results令和8年地価調査で全用途の対前年平均変動率0.2%と34年ぶり上昇。住宅地-0.2%、商業地0.9%、工業地2月8日%。住宅ローン金利上昇傾向ながら低金利継続、税制支援で住宅需要底堅く。高崎市・太田市の中心部で地価上昇顕著、建築費高騰で需要が外延部へ拡大。高崎市・前橋市・太田市の再開発で中心商業地地価上昇維持。草津町観光客3年連続過去最高、ホテル開業で地価上昇率拡大。自然災害少・交通インフラ整備で事業継続適地と注目、東京圏他県からの企業ニーズ高まり、工業用地需要旺盛で土地需要拡大。In the 2026 land price survey, the average change rate for all uses was 0.2%, the first increase in 34 years. Residential land -0.2%, commercial land 0.9%, industrial land 2.8%. Despite rising mortgage interest rates, low rates continue, and tax support keeps residential demand strong. Land prices rose significantly in the central areas of Takasaki and Ota, with demand expanding to peripheral areas due to rising construction costs. Redevelopment in Takasaki, Maebashi, and Ota maintained rising land prices in central commercial areas. Kusatsu Town saw record tourist numbers for three consecutive years, with hotel openings driving up land price increases. With few natural disasters and well-developed transportation infrastructure, it is seen as suitable for business continuity. Demand from companies outside the Tokyo area is rising, and strong industrial land demand is expanding overall land demand.
